  • When a booking is made, the first named person on the reservation (the Lead Booker) confirms, on behalf of all guests included in the booking, that:

    • They have read, understood, and agreed to these Terms & Conditions.

    • They have the authority to accept these terms on behalf of all guests.

    • They consent to the use of personal data in accordance with our Privacy Policy and are authorised to share personal details of all guests, including, where applicable, special categories of data (such as health conditions, disabilities, or dietary requirements).

    • All guests are over 18 years of age, or where age-restricted services apply, that all members of the party meet the required age criteria.

    • They accept full financial responsibility for the booking, including all payments due, on behalf of the entire party.

  • You may initiate a booking by contacting us via telephone, email, or by submitting an enquiry through the contact form on our website.
    Once availability is confirmed, we will register your reservation in our booking system and send you an email with payment instructions. Your booking is confirmed upon receipt of the required payment or confirmation of bank transfer.

  • Yes. Prior to arrival, you must provide the full details of all guests included in your booking.
    The use of the property, its grounds, and amenities is strictly limited to the individuals named on the reservation.

    Inviting additional persons — including friends, visitors, or external service providers — is only permitted with prior written approval from the owner.

  • Unless otherwise agreed in writing at the time of booking, the following cancellation terms apply:

    • Free cancellation up to 30 days before check-in — a full refund is provided.

    • Cancellations within 30 days of check-in — the total booking amount is non-refundable.

    Any applicable security deposit will be fully refunded, provided no damage or breach of house rules has occurred.

  • To confirm a reservation, a deposit of 25–30% of the total amount is required at the time of booking. The remaining balance is payable one month prior to arrival.
